1. About these terms

By accessing or using compliance1.example (the "Site"), you agree to these Terms of Use. If you do not accept them, please do not use the Site. These Terms apply alongside our Privacy notice.

2. What the Site is — and isn't

The Site provides general information, checklists, templates and articles relating to anti-money-laundering and countering-financing-of-terrorism (AML/CFT) obligations for real estate. The content is general in nature and is not legal, regulatory, financial or other professional advice. You should not act, or refrain from acting, on the basis of Site content without obtaining advice tailored to your circumstances.

3. Acceptable use

You agree to use the Site lawfully and not to: (a) submit false, misleading or unlawful information through any form; (b) attempt to gain unauthorised access to any part of the Site or its underlying systems; (c) use automated means to scrape, copy or republish content; (d) introduce malware or interfere with other users' access; or (e) use the Site to send unsolicited communications.

4. Intellectual property

All content on the Site — including text, articles, checklists, templates, downloads and branding — is owned by Compliance1 or licensed to us. You may download and use our checklists and templates inside your own agency, including making reasonable adaptations. You may not resell or sublicense the materials, or hold them out as your own work product, without our written consent. Attribution back to Compliance1 is appreciated.

5. Third-party links

The Site may link to third-party websites for convenience. We do not control those sites and are not responsible for their content, policies or practices.

6. Forms and uploads

When you complete the compliance intake or upload supporting documents, you confirm that the information is accurate to the best of your knowledge and that you have authority to provide it. Do not upload documents containing other people's personal information unless you are entitled to share it with us. See our Privacy notice for how we handle submissions.

7. No engagement

Submitting an intake form does not create a consulting engagement. Any engagement will be established by a separate written agreement signed by both parties.

8. Disclaimers

The Site and its content are provided on an "as is" and "as available" basis. To the maximum extent permitted by law, we exclude all warranties (express or implied) including warranties of accuracy, fitness for a particular purpose and non-infringement. We do not warrant that the Site will be uninterrupted or error-free.

9. Limitation of liability

To the maximum extent permitted by law, Compliance1 will not be liable for any indirect, incidental, special, consequential or punitive loss, or for any loss of profits, revenue, data or goodwill, arising out of or in connection with your use of the Site or reliance on its content. Nothing in these Terms limits any rights you have under consumer-protection law that cannot lawfully be excluded.

10. Changes to these terms

We may update these Terms from time to time. Material changes will be reflected by an updated date at the top of this page. Continued use of the Site after changes are posted constitutes acceptance.

11. Governing law

These Terms are governed by the laws applicable in the jurisdiction in which Compliance1 operates. The courts of that jurisdiction have non-exclusive jurisdiction over any dispute arising from your use of the Site.
